Bali rewards speed, and for years some of the island's construction moved faster than its paperwork. Buyers have learned to ask harder questions, and they are right to. The difference between a villa and a problem is rarely the architecture; it is the file behind it.
What proper looks like is not complicated. Land held on a clean leasehold title. Agreements drafted bilingually and notarised, so both versions say the same thing. A building permit before the first pour, and the SLF building-worthiness certificate at the end, confirming the house is legal to occupy.
At Core Villas we tie money to exactly that sequence. Payments follow construction milestones rather than calendar dates, and the final instalment falls due only when the SLF is handed over and defects are cleared. Buyer funds are handled as client funds and applied to the build, which is how it should work everywhere.
Compliance is not friction. It is what makes the asset insurable, rentable and resellable, and it is why we would rather build slower and hand over something that holds.
