Seseh and Munggu sit on Bali's south-west coast, one bay north of Pererenan and fifteen minutes from Canggu. It is the stretch where the cafe coast gives way to rice terraces, black-sand beaches and village life, which is exactly why people who want to live in Bali rather than visit it keep ending up here.
Where it is
The area runs along the coast between Pererenan to the southeast and Kaba-Kaba to the west. From Core Villas, Seseh, Munggu, Bali, the practical distances are seven minutes to Pererenan, eight minutes to Seseh Beach, fifteen minutes to Canggu, and about an hour and a half to the airport.
That geography is the point. Close enough to use Canggu's restaurants, gyms and schools daily; far enough that the evening sound is the ocean and the subak water channels, not traffic.
What daily life looks like
Mornings are beach walks on black volcanic sand and surf without a queue. The villages still run on ceremony: penjor line the lanes at Galungan, and temple processions have right of way. Neighbours greet you by name, and the warungs learn your order.
The practical layer holds up. Fibre internet reaches the villages, Pererenan's cafes work as second offices, and the international schools of the Canggu area are within a school-run's distance.
Why the press calls it the next hot spot
In mid-2025 the national press converged on the area: Kompas described Munggu as a hidden gem investors are hunting, Detik called it Canggu's successor, and Antara, Kontan and Republika filed the same conclusion from their own angles. Growth is arriving, but so far in the form of a handful of considered projects among the fields rather than a wall along the beach road.
Core Villas is one of those projects: eighteen private pool villas built low and quiet at Seseh, selling now, and opening as long-stay residences from Q3 2027.
The distances, in plain numbers
Because Seseh and Munggu sit just off the Canggu coast, the practical map is short. From the Seseh lanes the beach is a few minutes away, Pererenan is about seven minutes, Canggu about fifteen, and Ngurah Rai airport around an hour and a half. Everyday errands stay close: a Pepito supermarket within about ten minutes, a pharmacy in three, and Canggu's emergency clinics roughly ten to fifteen.
For families, the school map is the one that matters. The nearest international and early-years schools are under about ten minutes, ProEd Global School's Nuanu campus around twenty, Canggu Community School about twenty-five, and Green School roughly thirty (about 14 km, verified on Google Maps). Those are approximate car times in the afternoon and a little quicker by scooter, but they make the point: a coastal base keeps the whole cluster of schools inside a normal school run.
