The monthly rent is only the headline. A realistic long-term villa budget in Bali is the rent plus metered utilities, internet, and whatever maintenance, pool and garden care the lease does not include, and on yearly leases much of it is often payable upfront. The honest way to compare villas is the all-in monthly figure, not the advertised one.
The rent itself
Rents vary enormously with area, build quality and lease length, so treat any single average with suspicion. For a calibrated reference point: at Core Villas we model our own furnished villas at 3,500 US dollars per month for a two-bedroom, 5,000 for a three-bedroom and 6,000 for a four-bedroom, and coastal Seseh sits below Canggu proper on price for equivalent quality.
Prices in Indonesia are commonly quoted in IDR for yearly leases and sometimes in dollars for monthly ones. Whatever the quote currency, the contract should fix which one you actually owe.
What sits on top of the rent
Electricity is metered and paid by the tenant almost everywhere, and air conditioning is what moves that number. Internet, drinking water, gas and laundry are usually yours too. Pool care, garden care and general maintenance are sometimes included and sometimes not, and this is the single biggest difference between quotes that look identical.

What you pay upfront
Monthly stays typically ask for a deposit plus the first month. Yearly leases in Bali often ask for a large share of the year upfront, and many agencies ask for six to twelve months paid in advance. That upfront capital, more than the monthly rate, is what decides what people can actually afford.
The traps
Watch for quotes that exclude service or management fees, exit clauses that keep your deposit for normal wear, leases that forbid the subletting you were planning on, and beautiful photographs of villas whose pool pump has not run in months. A slow walk-through with the water and air conditioning on tells you more than the listing ever will.
