Bali Long-Term Rental & Buyer Demand Data (2026): Seseh & Munggu

This is a data snapshot, updated for 2026 and sourced throughout. In short: demand for a long-term villa rental in Bali is led by Australia, the United States, the United Kingdom and Germany, with Singapore the strongest Asian buyer market; asking rents on the Seseh and Munggu coast run roughly Rp 23 to 90 million a month depending on size; and the two villages sit at the very start of the growth curve that Canggu has already climbed. Every figure and its source is below.

Where the demand comes from (by country)

Long-term villa rental in Bali is a genuinely international search. For the term "long term villa rental bali", average monthly searches run about 1,300 in Australia, 590 in the United States, 320 in the United Kingdom, 110 in Germany and 70 in Singapore (Google Ads keyword data via DataForSEO, August 2026). Relocation intent is just as large: "moving to Bali" and "relocating to Bali" together draw roughly 640 monthly searches in the United States, and about 280 each in Australia and the United Kingdom.

Buying intent concentrates in a slightly different set of markets. "Buy villa bali" runs about 720 searches a month in Australia, and Singapore is the standout Asian market, with "bali villa for sale" at roughly 170 searches a month on top of its rental and investment interest. Germans search these terms in English, so English content reaches them directly. Scandinavian interest is real but searches in its own language, at a smaller scale (Swedish "flytta till bali" and "hyra villa bali" together about 50 a month), and is reached better through brand and referral than through search.

The remaining markets we checked, including the Netherlands, France, Japan, South Korea, Hong Kong, India and domestic Indonesia, returned little or no measurable search volume for these terms in August 2026. And the area-specific terms tell the opposite story to the country data: "long term villa rental seseh" and "long term villa rental munggu" register almost no search volume yet. That is the defining feature of this coast in 2026: the demand is arriving for Bali broadly while the named villages are still ahead of the search curve.

The emergence curve: Seseh and Munggu vs Canggu

Measured on Google's own interest index over the last five years (Google Trends via DataForSEO), Canggu now sits near the top of the scale, while Seseh registers only in the low single digits and Munggu barely registers at all. The two villages are at the position on the curve that Canggu occupied years ago, before it filled and priced up. This is why the area terms carry so little search volume today, and why the people who settle here early tend to be already on the ground and looking.

What long-term rentals actually cost here (2026)

Across more than 800 yearly villa listings on Bali's long-term rental portals in August 2026, typical asking rents on the Seseh, Munggu and Cemagi coast ran about Rp 23 to 39 million a month for a two-bedroom, Rp 33 to 59 million for a three-bedroom, and Rp 50 to 90 million for a four-bedroom, with much of a yearly lease usually payable up front.

Current Seseh-area listings run at the upper end of that range. A dated live snapshot of the Seseh and Cemagi long-term listings on one major portal (balilongtermrentals.com, 26 August 2026, ten villas) showed three-bedroom asks of about Rp 378 to 900 million a year, roughly Rp 31 to 75 million a month, and four-bedroom villas around Rp 100 to 128 million a month. Seseh's beachside plots and larger land sizes push its asks above the wider coast average.

Plot size is the quiet variable behind those bands. Across listings with published land sizes, larger plots asked in the region of 40 to 50 percent more than smaller ones at the same bedroom count. When you compare quotes, ask for the land size; two villas at the same rent are rarely the same offer. And the monthly rent is only the headline: a realistic budget adds metered electricity and water, internet, and any pool, garden or staff costs the lease does not include.

Getting around: the distances that shape daily life

From the Seseh and Munggu coast, Pererenan is about seven minutes by road, Canggu about fifteen, and Ngurah Rai international airport roughly an hour and a half. The Canggu-area international schools are within a daily school run, which is a large part of why the coast draws long-stay families rather than only holidaymakers.

How this was compiled

Search demand: Google Ads average monthly search volumes and Google Trends interest, pulled via DataForSEO in August 2026, across Australia, the United States, the United Kingdom, Germany, Singapore, the Nordics and other markets. Rents: aggregate asking prices from more than 800 yearly listings across Bali's long-term rental portals in August 2026, plus a dated live snapshot of Seseh and Cemagi listings on balilongtermrentals.com. Distances: measured by road. These are asking prices and market signals, not guarantees, and most rents are negotiable. We update this page as new data lands.

Not by search volume. On Google's five-year interest index, Canggu sits near the top of the scale while Seseh registers in the low single digits and Munggu barely registers.
